Design-build, so the model led the design instead of following it. I led BIM/VDC delivery on a large electrical scope with a team that peaked at 15: coordination, modeling, shop and prefabrication drawings, from underground utilities through commissioning.

Design-build under a guaranteed maximum price, so every hour of rework came straight out of the margin. A little over 30 months with 12 people: I led the team, handled the client, and ran estimation and bid strategy alongside the BIM coordination.

An IFOA contract, so risk and reward are shared across the project team and coordination calls get made together instead of traded. I handle client relations and own the financial and schedule side.

Another design-build job, where the model leads the design instead of following it. I carry this one alongside the healthcare work and oversee coordination across teams on a tight schedule.

I ran a team of 15 on the Capitol Annex because the scope needed it, and later flattened the structure when the extra layers weren't paying for themselves. I size a team to the work in front of it. I also tell clients what the schedule is actually telling me, which isn't always what they want to hear.

I read the contract drawings and specs closely. When something doesn't line up I get an RFI out early, while there's still time for a real answer, and I go through submittals for anomalies before anything reaches the field. A problem found on paper is cheap. The same problem found in the ceiling isn't.

I've worked every role below this one, starting with QA/QC on markups and moving into modeling and coordinating full electrical scope. That's what my estimates are built on. I know which method fits the scope, what it takes to build, and how long it really takes.

I don't like watching people grind through repetitive modeling. If there's a smarter way I'll go find it, usually with colleagues who know Dynamo better than I do, and it takes a serious bite out of the manual hours. The team gets to spend that time on work that needs a person thinking.

I train my teams on constructability, accessibility clearances, seismic requirements and the rest of the QA/QC checklist, and I write the standards down as we go. Otherwise it all leaves with whoever learned it.

Most of the profit on a job is decided before anyone installs anything. Clashes resolved in the model, prefab drawings the field crew can build straight from, coordination closed out before the schedule gets tight.

Running the Courthouse through the pandemic

Half the team went remote in a week and the field kept working. It was my first job with full P&L on it, 12 people and 30-odd months, and we held coordination together well enough to finish at a 38% margin. Most of what saved it was just staying in constant contact with people.

Design-build, so the model was leading the design rather than chasing it, and coordination had to stay ahead of everybody. We ran a team of 15 from underground utilities through commissioning and finished at a 53% margin. Most of that was won months earlier, in coordination.
